What is a Buyer's Agent?
A Buyer's Agent represents you, the Buyer, who is purchasing real estate. A Buyer's Agent has no responsibility to the Seller at all. As a REALTORŪ I owe you full fiduciary responsibility, duty and loyalty. I work for you and have your best interests in mind throughout the entire real estate transaction process.
Why use a Buyer's Agent?
As a consumer, how often do you buy real estate? Once, twice, three times in your lifetime? Purchasing real estate is a complex and major transaction with many details to be handled. Traditionally, the Seller will be represented by a listing agent or REALTORŪ. Wouldn't you want to have complete, confident and fair representation in the real estate transaction as well? Remember, the selling REALTORŪ is not responsible to represent you in any way or to ensure that you are protected. This goes for new homes sales as well.
As a Buyer's Agent I am responsible to protect your best interests. Research by the NATIONAL ASSOCIATION OF REALTORSŪ has shown that when a Buyer's Agent is used, the Buyer has found his home three to four weeks faster and examined three to ten more properties than those who did not use a Buyer's Agent..

- I will evaluate your specific needs and wants and locate properties that fit your specifications.

- I will assist you in determining the amount that you can afford (pre-qualify/pre-approval) and show you properties in that price range within the area of town where you would like to live.

- I will accompany you in viewing selected properties on your schedule.

- I will advise you on structuring an appropriate offer to purchase your selected property and prepare your offer.

- I will present your offer to the Seller's agent and Seller on your behalf.

- I will negotiate on your behalf to help obtain your selected property. Keep in mind that I will be doing so with your best interests in mind. At all times all negotiations will be in writing and with your full consent.

- I will review all documents with you.

- I will make recommendations and offer assistance in securing appropriate financing for your selected property.

- I will provide a list of qualified vendors, e.g., movers, home inspectors, carpenters etc., for your use if needed.

Most importantly you will know that you are fully represented throughout your real estate transaction by me, your REALTORŪ and it is at no cost to you. My commission comes out of the seller's/listing agent's commission.
